Sassyk Real Estate Development was approached with an investment proposal by Fred A. Forgey Investments (the "client") for a mixed use development project in the Denton, Texas Area. The proposed plans call for a 2-story, mixed use development which will contain a first floor mix of retail and a second floor residential development. The preliminary Architectural plans outline a 1st floor four building cluster with an second floor four larger building cluster, which are to be divided into residential loft apartments where rent rates will be set at Area Median Income (AMI). Sassyk will provide to the client an investment analysis based on the following four criteria of Real Estate Development: Site Analysis, Regulatory Analysis, Market Analysis and Financial Analysis. Finally, Sassyk will provide a Recommendations and Conclusions section for the client to make an informed "Go/No Go" decision.
